Floor Renovation Debate: Options, Costs, and Health Concerns

Episode description

The group discusses three paths for replacing the hall’s worn carpet and asbestos‑containing tile: hiring a contractor for $3,500‑$4,000, doing it themselves, or postponing the project. They weigh financial impact, volunteer capacity, and health risks while deciding how to allocate the $40,000 reserve.

0:04

- You need to entertain in motion

0:05

and approve the minutes that were sent.

0:07

- Yeah, just as a continuation of the email that I sent

0:11

that for some reason, the group's not getting,

0:13

some are getting, some are not.

0:14

I don't know why, it doesn't matter.

0:16

But Enrique and I met with his flooring guy

0:20

about a month ago after our last meeting.

0:24

And it was determined that,

0:26

well, there's a couple of approaches.

0:27

We think the easiest and cheapest approach is to,

0:32

if we were to hire this guy, him and his team,

0:35

for roughly somewhere between 3,500 and $4,000,

0:39

which is the amount that we have for our improvements.

0:42

We completely remove everything

0:43

which involves removing the carpet,

0:45

the tile that's under it and scraping the floor

0:48

and putting in a commercial grade carpet

0:51

that is a really good carpet,

0:52

including a little vinyl flooring in the bathrooms

0:55

and new floorboard moldings, okay?

1:00

So that's what that looked like.

1:03

There was some discussion afterwards about us coming in

1:07

and us taking our manpower and renovating it ourselves.

1:12

Pull out the carpet, scrape the floor.

1:15

It is a massive job.

1:16

And candidly, I don't know if we're gonna have enough people

1:19

that can do it with everyone's busy schedule.

1:22

And really, to Elizabeth's point,

1:25

I don't know if you copied everyone on your email or not,

1:28

but there's always surprises

1:31

when you do these types of things.

1:34

Enrique's person seemed to think

1:36

that for the 35 or 4,000, whatever it is,

1:38

somewhere in that ballpark,

1:40

that there would be no surprises.

1:41

We would get what we've asked for.

1:43

We don't know what's under the carpet, okay?

1:46

That includes taking out this section in the middle,

1:49

this room dividing track, okay?

1:52

So that's it.

1:53

We really have, I think, three options.

1:55

A, we agree to spend our money doing this.

1:59

B, we decide we're not gonna spend the money

2:02

and that we should do it ourselves, okay?

2:05

In which case, we'll have to assemble

2:07

a bunch of guys together to try and figure this out.

2:09

And I don't know what that cost ends up looking like.

2:11

I mean, what if it's $3,000?

2:14

You know, is it worth us doing to save $1,000?

2:18

You know, and three, we do nothing, okay?

2:20

In which case, why are we holding on to the money?

2:22

That was the discussion we had years ago,

2:24

which divided the group.

2:25

You know, I mean, the majority of us felt

2:27

that we weren't going to be moving anywhere.

2:29

Why are we holding on to the money?

2:30

And AA needs the money,

2:32

and so the majority voted to do that.

2:35

If we do nothing, we can also still hold on to the $40,000.

2:39

I don't know what we're holding on to, okay?

2:40

But that's really where we're at.

2:43

You know, emotionally,

2:45

I mean, I would love to see us have a nice clean floor.

2:48

Personally, I don't wanna spend my days in here

2:52

scraping cancer-causing chemicals into my lungs,

2:57

'cause that's what's under it.

2:58

That tile is asbestos, okay?

3:02

So I won't be participating in that.

3:04

That's for damn sure.

3:05

So that's the start.

3:07

You know, it's open for discussion.

3:09

- How about this?

3:10

- Well, the reason we're even re-approached this is

3:13

I sent an email to the owner saying

3:16

that people are tripping over the carpet, okay?

3:19

I mean, it's buckle, it's disgusting.

3:21

And I asked for permission to replace the floor.

3:24

That was it, that was a short email.

3:26

I didn't wanna go any further,

3:27

because the last time we asked to do the improvements,

3:30

they wanted to be involved with us and do cost-sharing.

3:33

But in exchange for that, they would erase our rent,

3:36

and we didn't wanna do that,

3:37

because the other meetings would not be willing

3:39

to up their rent, okay?

3:41

So there was enough time under our belt

3:43

where I just sent that arbitrary email to them saying,

3:46

hey, we'd like to replace the floor.

3:48

Can we do that?

3:49

So in terms of, yeah.

3:51

We're gonna just, we're gonna replace the floor.

3:53

- Just the floor.

3:54

- Well, the asbestos is the tile,

3:56

because there's this carpeting, then there's glue,

3:59

and it's glued to what was an existing linoleum tile.

4:03

That stuff is what's got the chemicals in it.

4:06

And under that is more glue attached to the concrete.

4:10

I think, and I would trust Bennett's thoughts here,

4:14

'cause he's got some experience with this,

4:17

that it's probably not as bad as we think it is.

4:19

I think that removing the carpet,

4:22

scraping the linoleum out,

4:25

and removing as much of the black glue

4:28

that's under the linoleum is all we need.

4:31

I think that goes relatively smoothly, okay?

4:34

And then what we do is we just glue down new carpet.

4:37

And that's equal to this.

4:38

It's just the time, but it's not being disturbed.

4:40

So it's really, it's no risk to mis-healthilize.

4:43

The point you bring on the track is an interesting one.

4:47

I would probably suggest that if we decide

4:50

to do it with me, the track,

4:52

because all we've said we're gonna do is to fill it.

4:54

And if that's all we do, then we don't worry about the track

4:58

unless we figure out some work around from the track,

5:00

maybe some type of a top molding.

5:03

So we're not digging it out of the concrete.

5:05

We're not authorized to do that.

5:07

So especially with carpeting, I mean,

5:09

you might feel a slight little, you know,

5:11

might feel something there, but pretty insignificant.

5:14

Or candidly, we just do nothing.

5:16

- Yeah, he felt that the, no, he didn't call it linoleum,

5:20

but this was a relatively durable commercial grade.

5:25

And like I said, it can also get scuffed up.

5:30

Then you're talking about having people

5:33

hook them up to floor here too.

5:35

I think that the linoleum is gonna be,

5:39

it's gonna scuff up and ding up.

5:42

The other option is to put down some kind of a laminate,

5:45

but that's gonna be more expensive.

5:47

What we did in the old meeting hall was a laminate,

5:49

but it was a terrible laminate.

5:50

And it scuffed up and it raised up also.

5:53

Carpet is the cleanest way to go because you know what?

5:55

You tack it down, you glue it down, boom, you're done.

5:58

You don't have to worry about scuffing.

6:01

- That's gonna get dirty too.

6:02

- Well, yeah, we'll have to clean it once in a while.

6:04

Sure, you know.

6:05

And we're the only group that vacuums in here anyway,

6:09

every Wednesday, right?

6:10

Anyway, that's the story.

6:13

We don't really even have the entire group here.

6:16

It's unfortunate, I mean, we could take a vote

6:19

or we could postpone it another month,

6:20

but I don't know what we're postponing.

6:23

It's either a good idea or it's not a good idea.

6:25

And the other thing you brought up, Elizabeth,

6:27

is let's say we spend the 4,000 and two months from now,

6:30

the guy says I'm still in the building, right?

6:32

We have no return on our investment.

6:36

There's no surety that once we've spent the money

6:40

that we're gonna be here for any particular length of time.

6:42

Do I think it's gonna happen?

6:44

No way.

6:44

Commercial real estate is in the toilet in a lot of ways,

6:47

especially this type of property.

6:49

No one's banging his door down

6:51

to pay more money for this kind of building, right?

6:54

Plus he bought this building as an investment.

6:55

He's just sitting on the real estate

6:57

and he's all over the place.

6:59

So anyway, I made it to doing that homework.

7:02

That's the homework that was done.

7:04

We can make a motion to move forward with it

7:07

or we can say we wanna think about it more.

7:09

If I was to make a guess,

7:11

I'd say we're gonna save some money, okay?

7:13

Is that, is it that we wanna save a few hundred dollars

7:17

by putting in a linoleum that won't wear as well as carpet?

7:21

I think that's what happened.

7:22

I mean, I'm just, I'm thinking through the draw.

7:25

Also, we put in linoleum, we saved a few hundred bucks

7:29

and all of a sudden these chairs and tables

7:31

are gonna start putting dings in the linoleum

7:34

because linoleum in a kitchen or the kitchen table,

7:36

you're not moving it that much, okay?

7:38

It'd have to be a pretty good quality linoleum, right?

7:41

Not to have dings.

7:42

I don't, personally, I think the linoleum idea is,

7:47

it's just not great.

7:49

I think carpet is gonna be our best bet.

7:51

It's gonna be cleaner.

7:52

I don't know.

7:53

People don't respond to emails

7:55

so we can do one of two things.

7:57

We can wait till next month

7:59

when perhaps more of the group is here

8:01

to have a much broader vote

8:03

or we as the people that are in this meeting,

8:07

we are a quorum, I can assure you that.

8:09

We could vote right now to do it.

8:11

People aren't getting my, I'd have to text everybody.

8:14

I have a sneaky feeling that if we decided,

8:16

I mean, if we unanimously decided,

8:18

that's a pretty strong message.

8:20

If there's any dissension among us,

8:22

then we might want to table it

8:24

till more of us are here in a minute.

8:26

All right, so I'm gonna go ahead and make a motion

8:29

that we spend up to our $4,000 in reserves

8:33

for improvements to replace the floor.

8:36

- Any way to circle back? - Yeah, second, first,

8:38

and then you'd have to finish.

8:39

No, in fact, I asked Victor

8:41

if they had any money left over

8:42

from the money they collected.

8:43

He said that they've had a variety of different,

8:47

unexpected, made mistakes happen,

8:49

like plumbing issues that they've used that money for,

8:52

but that he'd be willing to ask the groups for a donation.

8:55

Now, we've also not ever been assessed

8:59

for any of those other damages.

9:01

Just, you know, our point of view

9:03

is that we pay whatever that small amount is

9:05

for our meeting rent, and Victor collects the money

9:10

for the cable and for the electric, and they do all that,

9:14

and the other groups make monetary contributions

9:17

to pay those bills.

9:18

We don't pay those bills.

9:20

So is that a way for us to kind of give back?

9:22

Yeah.

9:23

Secondly, would we expect to get,

9:25

I wouldn't expect anything,

9:27

but knowing the groups that are here,

9:29

there are a number of them.

9:31

Even if they donated a few hundred dollars,

9:33

we could then take that money

9:34

and dedicate that to alcoholics and drugs.

9:37

I'll tell you why I don't think it's a good idea.

9:39

I was shocked that they said,

9:41

"Go ahead and change the floor,"

9:43

because a year ago,

9:44

they were trying to raise their rent on us,

9:46

and I think what happened was they saw risk.

9:49

If someone trips on the floor

9:51

from a liability perspective, they have risk,

9:53

and it's not going to cost them anything,

9:55

so they just said, "Go ahead and do it."

9:57

That's kind of an interesting blessing,

9:59

but you can raise your rent anyway.

10:01

That would mean that his daughter would say,

10:04

"Hey, these guys asked for permission.

10:08

Why don't we do an inspection a month from now

10:10

and see if they did it?"

10:11

And they then say, "Oh, well,

10:13

there's an improvements to the hall,

10:15

and now we're going to raise your rent."

10:16

Could that happen?

10:17

Sure.

10:18

That could happen now anyway.

10:19

You know, it's an interesting point,

10:21

'cause if these other groups go away,

10:24

then we're in a dilemma with Victor.

10:26

Victor might say, "Hey, my group is disbanding.

10:29

They're going off at the lease, okay?"

10:31

And all of a sudden, now we're not making the rent.

10:35

That's a risk we have anyway,

10:37

and I think for as long as God wants us

10:41

to have this nice arrangement,

10:43

albeit with this crappy floor,

10:45

it wouldn't work for them in the end.

10:47

'Cause the question is, do we want to spend it up,

10:51

or do we just want to wait a little bit?

10:54

I mean, we can wait until maybe the end of the year

10:56

or revisit it around the first part of the year.

10:58

Let's see what happens over the next few months.

11:00

Let's see what happens with the other groups.

11:03

Let's see what happens with our group,

11:05

with people that are disappearing.

11:07

We'll take it from there.

11:09

Might I just table it to the first of the year?

11:11

Yeah.

11:12

All right, well, I'm just going to withdraw my motion.

11:13

(laughing)

11:15

Good discussion.

11:16

All right, then listen.

11:17

You know, we needed to understand it, didn't we?

11:19

Yeah.

11:20

Right.

11:21

Okay.

11:21

Now it's time to go online.

11:22

Do you hate rats?

11:23

I found the best traps on the planet.

11:27

'Cause I had some in my garage and I couldn't find them.

11:29

And I got like three of them.

11:31

That's no good.

11:32

They're the ones that you come back,

11:34

you put peanut butter in here in the middle,

11:36

and they hit the drink.

11:37

And three of those little farts.

11:40

Three of them, no one will help you with that.

11:42

So, we can patch them all up.

11:45

I think it's just some things that I'm adding in the class.

11:49

Yeah.

11:49

How are you going to do it, are you going to do it all night?

11:51

Let's try those traps.

11:52

Send me out.

11:53

You have some?

11:54

They are useless.

11:55

They're all sash and they'll be great for parties.

11:58

Okay.

11:58

You can email me the commitment list, I didn't get it.

12:01

Oh, maybe it went to us.

12:02

It went to you.

12:03

So good.

12:04

All right, I can just grab right traps.

12:06

That's part of the advice.

12:07

Okay.

12:07

Real quick, Walter.

12:08

You don't need to know.

12:09

We're just going to do it.

12:10

Right.

12:11

Ben just did the treasure, right?

12:13

Yes.

12:14

Which is great.

12:14

No, thank you.

12:15

I'd be here, they could do that, but I'm not.

12:17

Adam, are you interested in being the minutes maker?

12:20

Absolutely.

12:21

(laughing)

12:22

I'm not as good as you.

12:23

No, it's not even here, so I don't know where he is.

12:26

I've already done it.

12:27

Who hasn't done it?

12:28

Who hasn't done it?

12:29

Kevin, I was...

12:30

Was there some stuff to plug in where we need it?

12:33

Okay.

12:34

Are you going to continue with Intergroup now?

12:36

What's that?

12:37

Are you going to continue with Intergroup

12:38

or is it you're done?

12:39

Oh, that's what it is.

12:40

So if he wants to do a phone list,

12:42

Adam's going to do, I mean, you can do it.

12:46

I mean, I was going to kind of just allow myself

12:49

to take what was needed.

12:50

Oh, where are you thinking?

12:52

Me, the next is the only thing needed.

12:54

I was the facilitator, I think, in year, maybe year two.

12:58

Maybe a year.

12:58

(laughing)

12:59

I think that is true.

13:00

I've done it in four hours.

13:01

I mean, with quality of life, it started.

13:03

Yeah.

13:04

(indistinct)

13:07

All right, so I'll do maintenance.

13:09

Yeah.

13:10

All right.

13:11

Cool, so it's...

13:12

I'm a fucking businessman.

13:13

You run there pretty late.

13:14

(laughing)

13:16

(indistinct)

13:17

You want to just keep my house shut

13:19

because I don't want to be back.

13:20

So we're all set?

13:21

We're all set.

13:21

(indistinct)
